Profit per Min column does not factor in production times of all previous materials, this column applies for materials already owned. The following tables display an item's overall profit, factoring in cost of all materials. Each factory has five production slots and requires city level 25 and 15,000 simoleons to bulid. There are five different factories, one unlocked per region. Regional factories produce a unique item used for upgrading that region's residential buildings and for crafting regional commercial items. Depending on the factory, between two and five items per factory can be produced simultaneously. They can be created at the same time in factories, unlike commercial buildings. Raw materials are needed for producing higher value items using commercial buildings but require more time to manufacture. Note that the Global Trade HQ displays items advertised if those items are unlocked, the locked items will not appear in another city's trade. Some items require upgrading commercial buildings before making it. As city level increases, commercial buildings become available for upgrade, increasing their production speed. Popping Sim opinion bubbles has a chance to get a random item, including special items when content is unlocked through city level, population, or buildings.

Manufactured items are used to upgrade residential zones, craft higher value items in commercial buildings, complete business deals for currency or sold in Global Trade HQ for simoleons, deliver in cargo dock shipments to earn Golden Keys or airport shipments to earn special residential items, start disasters, and to complete quests to earn special items. Special items cannot be produced but are obtained through general gameplay, performing certain actions, or participating in specific content. These materials are used to produce items in commercial buildings, or stores. New Mayors first produce raw materials in industrial buildings, also known as a factory.
